The model building code governing one- and two-family dwellings. Published by the ICC and adopted (with local amendments) by most U.S. jurisdictions.

The IRC provides prescriptive construction standards for residential buildings up to 3 stories. It includes span tables, nailing schedules, fire separation requirements, and energy provisions. Updated on a 3-year cycle (2018, 2021, 2024). Local adoption may lag 1–2 cycles behind the current edition.
